Shelley Point offers a selection of single residential plots. There is no building limit, so you can decide when you want to start building your dream home. However once construction has commenced, the project must be completed within one year. The Shelley Point Homeowners Association manages the good functioning of the Estate.

Cash Transactions

· A Cash transaction is defined as when a buyer indicates that he/she does not want to apply for a mortgage bond and wants to settle the outstanding balance on the purchase price in cash when transfer takes place.

· A deposit of 10% is payable within 30 (thirty) days of signature of the Deed of Sale.

· Immediate transfer (3 – 4 months).

Bond Transactions

· A Bond transaction is defined as when a buyer wants to apply for a mortgage bond.

· A deposit of 10% is payable within 30 (thirty) days of signature of the Deed of Sale.

· A mortgage bond has to be approved within 60 (sixty) days after signature of Deed of Sale.

Delayed Transfer Transactions

· Delayed transfer offered until 31 January 2012.

· No discount on purchase price.

· 15% Non-refundable deposit is payable. If the buyer can not take transfer of the property for whatever reason on or before the said date, the deposit will be forfeited.

· The buyer has 12 (twelve) months to settle the deposit.

· This transaction is not subject to the obtaining of a mortgage bond or any other suspensive condition. The balance on the purchase price must be settled in cash or by an approved mortgage bond as guarantees.



· Spa, Beauty Salon, Restaurant, Coffee shop, 86 luxury units, conference facilities

· Municipal services by local municipality under supervision of the Shelley Point Homeowners’ Association.

· The rates and taxes are approximately R180 per month.
